I don’t get it, can you simplify it for me?
Typically, when an owner sells their house, the listing agent will charge the seller a 5% (+HST) commission of the selling price. The listing agent keeps 2.5% and the other 2.5% goes to the buying agent that brings the buyer (You). When you use FindMyNest to represent you as a buying agent, we simply take that 2.5% and split it with you.
What’s the catch?
We believe that the home purchase process needs licensed real estate agents. That’s why all our salespersons are licensed to trade real estate. However with the evolution of technology, the necessary tools are readily available for clients to find their own home. We are here to take you over the finish line by completing all the required paperwork. So, what’s the catch? There is none. Simply point out your dream home and we will take care of it from there.
So do I have to pay upfront?
Definitely Not! We will not charge for anything until you have successfully bought your home.
Can’t I go directly to the listing agent and ask them to give me a better deal?
Sure you can! But, think about who the listing agent’s best interest lies on. The listing agent is representing the seller and will have the most duty of care to their client. They will try to get the most out of you to benefit their client. The selling agent can only provide a limited service to you because they have reached a Multiple Representation Agreement.
How many houses does FindMyNest typically show?
FindMyNest caters to clients who have a handful of properties they are seriously considering purchasing and are looking to place offers. We will help narrow down selection of homes that fully match your criteria and show those houses. Typically, we show between 5-8 houses.
What if the house is listed by a discount brokerage or is being sold privately?
No problem, we will still provide you with all the necessary services listed. However, this might affect your cashback reward because the sellers are providing a lower than average commission.
What other costs are associated with buying a house?
Once an offer is accepted we typically advise our clients to retain around 1-2% of the sale price for “closing costs”. These costs typically include home inspection, land transfer taxes, lawyer fees and moving expenses. Generally, it varies per client. But, your licensed real estate agent can definitely give you a rough estimate.

FindMyNest will retain a flat fee of $5,000 upon the successful sale of your house. This means that, we will provide you with all the necessary market exposure, signage and tools you need to get your home sold. This would include listing your house on MLS with professional photos. And best of all, buyers will call us directly to book a showing, and we will take care of all the necessary paperwork.
